Variable ground conditions across the site

Variable ground conditions mean the plot does not behave as one soil mass: soft pockets beside competent strata, made ground of changing thickness, former pits or trenches, or abrupt transitions from clay to sand. A single strip foundation assumption can then produce differential settlement across the footprint even when average “bearing” looks acceptable on paper.

When this ground condition becomes a design issue

When trial pits disagree with each other across the footprint; when GI recommends different foundation solutions by zone; when cut-and-fill creates new variability; or when one end of a building sits on fill and the other on natural ground.

It is also triggered mid-dig when formation colour, stiffness, or water behaviour changes unexpectedly between grid lines.

Geophysical surveys sometimes supplement pits on highly variable sites, but they do not replace intrusive logs for foundation design. Use them as scoping tools when the geotechnical advisor recommends them.
