Soil stiffness and settlement
Soil stiffness governs how much ground compresses under load. Soft, loose, or organic soils settle more; stiff clays and dense granular soils settle less for the same stress. Many foundation “failures” in service are settlement problems — distorted finishes, cracked partitions, jammed doors — even when classical bearing capacity was never exceeded.

When this ground condition becomes a design issue
When GI quotes stiffness parameters or settlement estimates; when structural notes set strict settlement or differential settlement criteria; when sensitive finishes or services cannot tolerate movement; or when the engineer chooses piles or rafts primarily to control settlement rather than pure bearing failure.
It also appears when monitoring is specified during and after construction.
Sensitive plant, medical, or industrial floors may set settlement limits tighter than ordinary housing. Brief those limits early so foundation type is not locked wrongly.
What the ground is doing
Settlement has immediate and longer-term components depending on soil type. Clays may show consolidation settlement over time; granular soils settle more quickly under load. Variable stiffness across a footprint drives differential settlement — often more damaging than uniform movement.
Designers may widen foundations, stiffen with rafts, improve ground, or pile to competent strata. Construction quality still matters: remoulding soft clay with plant, or leaving fill poorly compacted, can worsen settlement beyond design assumptions.

Immediate settlement on granular soils can appear during construction; clay consolidation may continue after handover. Differential settlement between piled and shallow parts of a building is a classic detailing trap on mixed schemes — the engineer must design the interface. Floor slabs and partitions often show movement first; that does not always mean the foundation has “failed” bearing capacity.
Backfill compaction beside foundations affects serviceability; poorly compacted return fill can settle independently of the foundation system the engineer designed.
