Peat and organic soils
Peat and highly organic soils are among the weakest and most compressible materials encountered on UK building plots. They can continue to settle under modest loads for a long time, and they are generally unsuitable as a founding stratum for strip foundations. Thickness may be a thin organic layer or deep basin deposits — only investigation defines which.

Peat thickness can change over short distances; a single borehole in the middle of a basin is not proof of uniform depth across a terrace of houses. Investigation density should match the variability the desk study suggests.

When this ground condition becomes a design issue
When GI logs peat, organic clay, or highly organic silt within influence depth; when desk study flags former fen, bog, or marsh; when settlement criteria cannot be met on shallow foundations; or when removal of a shallow organic layer is proposed before founding.
It also appears when “topsoil” turns out to be thick organic material rather than a thin horticultural layer.
What the ground is doing
Typical engineered responses include piling through peat to competent mineral strata, excavation and replacement of shallow organic layers where practical, or ground improvement / load-transfer platforms where the specialist design allows. Preloading appears on some schemes but is a designed process with time and monitoring — not informal stockpiling.
Organic soils also complicate spoil: classification and odour/handling issues can affect programme.

Organic soils can be fibrous or amorphous; logging quality affects whether thickness is underestimated. Edge effects matter: peat basins often thicken toward the centre of a hollow. Partial dig-out that leaves a wedge of peat under part of the footprint recreates differential settlement risk.

How foundation strategy usually responds
Deliver piles to design depth/strata or remove/replace as detailed, with testing and records. Protect replacement formations from remoulding. Escalate thicker peat than GI suggested.
Where dig-out is used, prove the base of the organic layer laterally at the edges of the excavation so wedges are not left under perimeter walls.
