Waterlogged soil on a building plot
A waterlogged building plot has soil that remains saturated or holds standing water long enough to weaken formation, destabilise excavations, and complicate shallow foundations. Causes include a high regional water table, perched water on clay or made ground, poor surface drainage, floodplain settings, or blocked land drains — often revealed only when stripping starts.

When this ground condition becomes a design issue
When walkover or GI shows standing water, saturated samples, or high groundwater; when stripped formation pumps underfoot; when excavations fill faster than sump pumps can clear; or when design already specifies dewatering, exclusion, or piles partly because of water.
Seasonal timing matters: a summer dig may look dry while winter GI logged a high water table — programme assumptions should respect the wetter case.
Flood-risk assessments and GI groundwater notes should be read together: fluvial flood mapping is not a substitute for pore-water observations at foundation depth, and vice versa.
What the ground is doing
Saturated soils lose strength and can remould under plant, turning formation to slurry. Shallow strip trenches may collapse or need constant pumping. Engineers may respond with deeper foundations or piles that reduce open excavation in the water-bearing zone, temporary dewatering (sumps, wellpoints) where designed, or drainage improvements before founding.
Water management is a temporary works and environmental issue as well as a geotechnical one: discharge consents, silt control, and neighbour nuisance can govern method choice.
