Drainage as-built records

Drainage as-built records show what was actually constructed: routes, chamber positions, cover levels, and inverts. Building Control, water companies, adopters, and future maintainers rely on them. Drawings that only show the pre-construction design are not enough when routes changed on site.

This process page covers what to capture, when to capture it, and how records support testing and adoption handover. It does not replace water-company as-built formats on adoptable schemes — follow the approval requirements.

Good as-builts also protect the contractor: they show compliance with the issued design and consented deviations when questions arise months later.

When sequence matters

When Building Control asks for drainage as-builts; when adoption packages need records and CCTV; when a plot will be sold and buyers need drain locations; or when maintenance access depends on knowing where soakaways and chambers sit.

It also appears after variations — if the built route differs from the issue drawing, the record must show the approved deviation.

What each stage delivers

During construction, pick up cover levels and inverts at chambers, note pipe diameters and materials, and mark plan positions relative to building grid or boundaries.

After testing, attach certificates to the as-built pack. For adoptable works, use the formats and survey standards the water company requires.

Mainline provides as-builts for drainage we install. Whole-site multi-contractor packs may need a principal contractor or surveyor to collate.

Store as-builts with the same revision discipline as design issues: date, author, and what changed. A folder of unmarked sketches is better than nothing, but a clear drawing with invert table and chamber schedule is what Building Control and adopters can actually use.

For multi-contractor sites, nominate one party to collate the master drainage as-built. Fragmented trade sketches without a compiler rarely satisfy adoption or sale packs.

Keeping trades coordinated

Issue as-builts with the handover pack, including test results and any consented deviations. Keep a site copy until defects liability ends.

Transmit as-builts in the format the client’s information manager or water company portal expects; a late reformat exercise should not be the critical path item.

Where time and cost usually escalate

Survey pickup time is modest; missing records that force later investigation are not. Adoption resubmissions for poor as-builts stall programme. This page is not a price list. Photo records of open trenches with a level staff or marked tape can support as-builts when surveyors are scarce, but final handover should still carry measured cover and invert values the maintainer can trust. Paying for a proper pickup survey once is cheaper than reconstructing drain positions from memory during a later insurance or adoption dispute. Include a short notes field for consented deviations so reviewers see why a route differs from the planning issue. Name files with plot or street references so packs stay searchable.
