Investigation quality is a pricing input, not a formality
Trial pits and boreholes do not “set” a groundworks price by themselves — but they change what contractors can responsibly assume. Thin investigation usually produces wider tender spreads, heavier contingency, and more exclusions. Better coverage typically tightens returns because bidders share a clearer picture of dig depth, temporary works, disposal and foundation risk.

What tender teams are actually pricing from GI
Contractors use investigation data to judge excavation stability, groundwater, made ground, contamination likelihood, suitable fill reuse, pile or foundation depth risk, and whether temporary works will be light or heavy. Where logs are sparse or old, each bidder fills gaps differently — which is a major reason quotes vary.
Boreholes often inform deeper strata and foundation design; trial pits often inform near-surface dig, services and visual ground description. Both matter commercially when the package includes bulk dig, drainage trenches and foundations.

Why poor GI breaks like-for-like comparison
If the pack is silent on residual ground risk, one contractor may include a soft-spot allowance while another excludes it. One may assume arisings are inert; another may price hazardous tip routes. Trial pits and boreholes answer different pricing questions
Trial pits and boreholes are often discussed together, but they do not give identical information. Trial pits can expose shallow strata, existing foundations, made ground, services and excavation behaviour. Boreholes can provide deeper information for foundation design, groundwater understanding and wider ground models.
For pricing, the important question is whether the investigation method answers the uncertainty that affects the package. A shallow drainage and foundation package may need trial pits at critical locations. A piling or ground improvement decision may need deeper borehole information and testing.
Where investigation is incomplete, contractors price the gap. They may assume conservative foundations, include risk allowances, qualify exclusions or ask for provisional sums. The resulting tenders are harder to compare because each bidder has interpreted the unknown differently.
A useful ground model connects investigation to construction decisions
Ground investigation is most valuable when it is translated into a practical ground model for the works. That means identifying what the strata, groundwater, obstructions and variability imply for excavation, support, disposal, foundation depth, piling or drainage.
A report that contains data but no clear design or construction interpretation still leaves tenderers guessing. Contractors need to know which assumptions the design team wants them to price against and what should happen if the ground differs on site.
The ground model should also explain confidence. If one part of the site is well investigated and another is not, the tender should not imply equal certainty across the whole package. Variable confidence should become visible in the pricing schedule.
Uncertainty needs a commercial treatment, not wishful pricing
If the investigation leaves a genuine unknown, the tender should say how that unknown will be treated. Options include further investigation before award, provisional quantities, agreed rates, client-retained risk or a defined contractor allowance.
The weakest approach is to ask for a fixed price while leaving major ground assumptions unclear. That encourages defensive pricing and disputes when the site reveals conditions that were never properly allocated.
A better approach gives tenderers a defined basis for pricing and a clear route if the basis changes. That produces more comparable returns and a fairer conversation when trial pits, boreholes or excavation expose something different.

- Are trial pit / borehole locations shown against proposed foundations and drainage?
- Is groundwater information recent enough for the season and dig depth?
- Has contamination potential been screened where site history warrants it?
- Are assumptions for reuse vs export of arisings stated?
- Is residual ground risk allocated clearly (client vs contractor)?
- Will bidders receive the same GI pack and addenda?
